Application Process

  • All residents aged 18 and older must each submit an individual application. One applicant should initiate the group application and invite co-applicants by providing their name and email when prompted in the "Your Household" section. Submitting without inviting co-applicants may cause processing delays.
  • Only complete applications will be reviewed and processed.
  • To complete your application, please have the following ready:
    • Valid government-issued photo ID
    • Social Security Number or ITIN (if applicable)
    • Proof of income (bank/payroll credentials or documents)
    • Housing history details for the past 24 months
    • Animal details (if applicable)

Income Requirements

  • Combined net household income must be at least 2.5× monthly rent.
    Combined net income of 2.25× may be conditionally approved with a two-month security deposit, subject to local or state law limitations.
  • Combined Debt-to-Income Ratio (DTI) must not exceed 60%.
  • Applicants are encouraged to verify income electronically via secure partners — Plaid for bank accounts, or Atomic / Pinwheel for payroll. This enables the fastest review and verification.
  • If electronic verification is not possible, acceptable income documents include:
    • Two most recent bank statements (self-employed: 6 months bank statements + 2 years tax returns)
    • Last 2 months of pay stubs
    • Offer letter for a job starting within the next 45 days
    • Benefits letters or government award letters

Rental History

  • Applicants must provide contact information for all prior property managers or landlords from the last 24 months.
    Insufficient rental history may be conditionally approved with a two-month security deposit, subject to state law limitations.
  • Applicants must not have a final judgment of eviction within the last 7 years.
  • No open balances owed to any previous landlord.
  • No more than 3 late rental payments with any previous landlord.
  • Please notify us of any extenuating or mitigating circumstances we should be aware of.

Credit History

  • A minimum credit score of 650 (VantageScore 4.0) is required for standard approval.
    Scores between 620–649 may be conditionally approved with a two-month security deposit, subject to state law limitations.
  • Open collections accounts must fall within the following limits:
    • High-risk types (previous landlord debt, utilities, etc.): average balance must be less than $100
    • Low-risk types (bank loans, credit cards, auto loans, child support, etc.): average balance must be less than $1,500
  • A soft credit check will be performed — this will not impact your credit score.
  • Please notify us of any extenuating or mitigating circumstances regarding your credit history.

Identity Verification

  • All applicants are required to complete a secure identity verification process to confirm that submitted information is accurate and belongs to the applicant.
  • Only valid, government-issued photo ID will be accepted.
  • Our system cannot accept Military IDs. If you only have a Military ID, please contact our office directly before submitting your application.

Animals & Pets

  • Pet screening is required for ALL applicants — whether you have a pet or not. We use a third-party screening service to ensure all residents have reviewed and acknowledged our pet and animal policies. Please check each individual listing to confirm whether pets are permitted.
  • If you are unable to complete a pet profile online, please contact our office for assistance.

Criminal History

  • Criminal conviction history will be reviewed unless otherwise restricted by local regulations. The following will be considered:
    • Felony convictions involving sex offenses, violent offenses, weapons offenses, arson, manufacturing or distribution of a controlled substance, or unclassified offenses within the last 7 years
  • The following will not be considered:
    • Infractions or minor violations (e.g., speeding tickets)
    • Convictions from more than 7 years ago
    • Arrests without conviction
    • Sealed, expunged, or juvenile records
  • Please notify us of any extenuating or mitigating circumstances we should be aware of regarding your criminal history.

Guarantor Requirement (PandaGuarantee)

  • Use of PandaGuarantee will be required
  • PandaGuarantee will serve as the lease guarantor in place of an individual co-signer.
  • Applicant responsibilities:
    • Complete PandaGuarantee application and screening
    • Pay any required PandaGuarantee fees directly to the provider
    • Comply with all PandaGuarantee terms and conditions
  • Coverage includes:
    • Unpaid rent and lease obligations as defined by PandaGuarantee policy
    • Eligible damages or fees subject to provider terms
  • Additional requirements:
    • Approval through PandaGuarantee is required prior to lease signing
    • Lease execution is contingent upon active and valid PandaGuarantee coverage

Automatic Denial Conditions

Applications will be automatically denied if any of the following conditions exist:

Insufficient Income Combined household net income below 2.25× monthly rent
Low Credit Score Average household VantageScore 4.0 below 620
High-Risk Collections Average open collections (landlord debt, utilities) exceeding $100
Low-Risk Collections Average open collections (credit cards, auto, etc.) exceeding $1,500
High DTI Combined Debt-to-Income Ratio greater than 60%
Eviction Judgment Any final eviction judgment within the last 7 years
Excessive Late Payments More than 3 late rental payments with any previous landlord
Outstanding Landlord Balance Any open balance owed to a previous landlord
Prior Lease Violations Documented lease violations with previous landlords
Fraudulent Documents Forged pay stubs, altered bank statements, fake ID, or any misrepresentation
Fake References False landlord or employer references or contact information
Recent Bankruptcy Bankruptcy discharged less than 1 year ago, or negative credit history since discharge
Note: Harassment, threatening, or verbally abusive behavior toward any staff member — whether in person, by phone, or in writing — will result in immediate denial of the application.

Next Steps After Approval

Congratulations! If your application is approved, complete the following to move forward:

Pay Outstanding Balance

First month's rent and security deposit must be paid in full with certified funds.

Transfer Utilities

All applicable utilities must be transferred into your name. You'll receive utility instructions via email after signing the lease.

Provide Renters Insurance

Proof of renters insurance with a minimum of $100,000 liability is required, with Limitless Property Management listed as additional interest.

Sign Move-In Inspection

A Move-In Inspection report will be sent digitally within one week of your move-in date for your signature.
